After participating in an invited competition against the city’s largest and most established architectural firms, Studio TMT was chosen to head the design team and work collaboratively with the owner’s construction experts. Studio TMT’s design expertise was fully tested as the developer/owner pressed on an accelerated pace with a parallel track development strategy: develop a near-term marketing approach to sell or lease the building quickly, or; work on a long-term path to renovate for the new tech economy developing in the local SOMA area. The vacant 7 story, 350,000 square foot former data center was in need of a complete overhaul if it expected to become relevant in today’s leasing marketplace. Literally dozens of options exploring issues pertaining to leasing strategies, enhancing curb appeal, energy management, and entitlement procedures were developed or strategized. In particular, several studies focused on effective and dramatic strategies to bring light into the underlit middle of the one-acre floor plates. Bolstered with quick concepts developed and illustrated by the Studio TMT team, the owners were successful in having the University of the Pacific determine this site as the new home for the school’s Dugoni School of Dentistry.
