This 184,706 square foot 12-story building was built in the early 1900s by the Rainier Brewing Company. In 1953 the Hamm’s Brewery purchased and renovated the building destroying much of the original architecture and instead the building became known for the iconic 13-foot 3-dimensional beer chalice sign on top of the building. The brewery closed in 1972 and was renovated in the mid-1980s and converted to showrooms and offices. Studio TMT’s design concept was to reposition the building for creative tenants by highlighting its industrial roots. A new building entry and ground floor façade were designed with an industrial aesthetic. The large active lobby was renovated with a new café and displays which highlight the building’s historic past. A large area of the lobby accommodates a bike barn with shower facilities. All the elevators, common corridors and restrooms were renovated and the penthouse was converted to a common conference facility with a roof deck.
