Constructed in the late 70s, this unique property remains essentially untouched from structure, tenant improvements to signage and graphics. Consequently, the building’s owners would like to investigate opportunities to enhance its appeal to the leasing market and improve functionality for the tenants. At three stories tall, 50 feet wide and 1200 feet long the structure has long been known to locals as the “horizontal high-rise” and bears some unusual tenant features: exterior stairway and elevator circulation provide access to a long linear exterior corridor system; exterior accessed restrooms; no traditional building lobbies; and finally, a distinctive sloped north facing glazing. In addition, the structure is constructed of precast concrete elements providing significant alteration limitations and challenges. Working with the owner, contractor and other design team members, Studio TMT is developing alternatives to be priced and tested for conformance with the project’s long-term development and leasing goals.
