This former six-story annex building to the adjacent historic Call Building housed the newspaper’s typesetting and printing functions as well as general offices. The victim of unsympathetic remodels over the years, it most recently housed retail functions on the ground floor with offices above. A basement level was used for building and tenant storage. Although appearing as a single building, the building is actually comprised of three smaller building each with different construction types. With this challenge, the design team was tasked not only to update the building but to respond to the area’s high tenant demand for creative workspace and add substantial value in the course of the improvements. The TMT team responded in several ways: providing an enlarged lobby oriented to Third street with updated elevator service; by removing a large portion of the ground level creating an opening to connect, activate and engage the basement level; by eliminating a mezzanine level above this new opening and topping it with a 300 square foot skylight to bring daylight to the atrium-like space created and the basement below; TMT inserted a dramatic open stair running from the basement to the roof; and finally, the team developed a 1500 square foot roof deck to allow users an exterior urban workspace. Leased long before the base building work was completed, it is now the 60,000 square foot headquarters for Unity Technologies.
